If you own or manage a property in Mexico City with a flat roof (azotea), waterproofing is one of the maintenance costs you'll encounter eventually. Here's an honest guide to what it costs and what affects the price.
How waterproofing is priced in Mexico City
Waterproofing in Mexico City is typically priced per square metre (metro cuadrado, m²), plus preparation work and materials. The price varies based on the condition of the existing surface, the type of system used, and the size and accessibility of the roof.
The two main systems
- Acrylic waterproofing (impermeabilizante acrílico): The more affordable option, applied as a liquid coating. Best for roofs in reasonable condition that need preventive maintenance. Typically lasts 3–5 years.
- Asphalt membrane (manto asfáltico): A thicker, more durable system, usually applied with heat. Better for roofs with significant cracking or a history of leaks. Lasts longer but costs more per m².
Market price ranges for CDMX (2026)
These are reference ranges from the market, not our specific prices — which depend on a measurement visit:
- Small roof up to 50m² (acrylic): approximately $3,000–$6,000 MXN
- Medium roof 50–100m² (acrylic): approximately $5,000–$12,000 MXN
- Asphalt membrane systems: higher cost per m², but longer lasting
When to do it
March to May is the ideal window — before the rainy season starts in June. Demand surges just before the rains, so booking early means better availability and time for the product to cure properly before the first heavy rain. See our waterproofing service →
